Restoring a masia: the catalogue comes first
Many of the enquiries we receive in Girona start the same way: someone has seen a masia and wants to turn it into their home. In Catalunya, masias and country houses on non-developable land can only be restored or rebuilt as homes if the town has included them in its catalogue of masias and country houses. The restoration has to respect the existing built volume and its composition, and any extension must be justified by the use and cannot harm the architectural and landscape values of the whole.

New houses on urban land
If the plot is on urban land, what can be built is set by each town’s planning rules (POUM or subsidiary rules): buildable area, site coverage, heights, setbacks and often aesthetic conditions on roofs, materials and colours. In villages with a protected old town, those conditions weigh as much as the square metres.
