To39 begins with a rare opportunity: transforming an old industrial warehouse in the heart of Gràcia into a vibrant new home for craftsmanship and dance. The project breaks slightly from our usual line of work, embracing a raw, open space charged with the creative energy of its future users — two people driven by enthusiasm and a clear artistic vision. The intervention preserves the industrial character that defines the warehouse, allowing its original atmosphere to remain intact. Within this framework, the space evolves to welcome a hybrid program where movement, creation and community can coexist.





The main warehouse will retain its robust industrial aesthetic, requiring only minimal architectural intervention. The goal is to adapt the existing structure to its new functions — artisan workshops and dance school — while preserving its openness, its material honesty and its generous volume. Flexibility, durability and clarity define the transformation. Large, continuous spaces allow different activities to unfold naturally, supported by subtle improvements in lighting, comfort and circulation. The architecture acts quietly, enhancing what already exists rather than imposing on it.



Alongside the main warehouse, the project incorporates a second, smaller volume: a compact dwelling for the owners. Connected to the workshop space through an interior patio, the residence maintains privacy while still belonging to the overall ensemble. The patio becomes the meeting point between the industrial past and the domestic present. The design seeks to reflect the spirit of the dance school and the artisanal workshops, blending their creative essence with the character of Gràcia and the memory of the old industrial building. To39 becomes a place where architecture amplifies identity, emotion and shared energy.
